Keep the location. Build the home you actually want.

In many of Cincinnati's established neighborhoods, the best building lot already has a house on it. A teardown-and-rebuild can allow you to stay on a street or in a community you love while replacing an older home with one designed for the way you want to live now.

Fry Homes can manage the process as one project - evaluating the property, planning the new home, coordinating demolition, addressing site and utility conditions, and building the replacement home.

Before you commit

Before buying a teardown property

A property can look ideal from the street and still carry site costs or design limitations that materially change the project. We encourage clients to involve us before closing on a potential teardown when possible, a short property review can reveal questions that are much easier to solve before the purchase than after it.

Teardown versus major renovation

If you already own the house, the first question may be whether to renovate or start over. There is no universal answer. A renovation may make sense when the structure, ceiling heights, foundation, and basic layout support what you want. A rebuild may be the better investment when too many compromises remain after a major addition or whole-home renovation.

Fry Homes can walk through both options with you and discuss the tradeoffs before you commit to one path.

Where this fits

Where teardown-rebuild projects make the most sense

This approach is especially relevant in established Cincinnati communities where location and lot value are strong but the existing housing stock may not match current expectations for layout, ceiling height, indoor-outdoor living, primary suites, storage, energy performance, or garage space.
